Which electrical and lighting upgrades should I consider for my basement?

Dedicated circuits, sufficient outlets, and adequate electrical panel capacity should come first. LED pot lights, dimmers, and layered fixtures can support different uses.

Plan electrical needs early for home offices, gyms, media rooms, kitchens, or future bedrooms. Early planning reduces the need to reopen finished walls later.

Which features do you recommend adding to my basement that will increase its resale value?

Buyers value usable space. Legal bedrooms with egress, full bathrooms, sound insulation, and durable finishes add the most return. Flexible layouts matter more than luxury upgrades. Focus on functionality rather than just decorative finishes.

My basement experiences moisture problems. How do you work around it?

Moisture issues must be solved before finishing begins. We address drainage, grading, vapour barriers, insulation, and airflow first. Waterproofing systems protect wall cavities and framing. If the moisture is excessive, we’ll first fix the damage and then start renovation work.

Can I build a basement office and claim it as a business expense?

You can build a basement office, but you generally cannot deduct the full renovation cost immediately. The CRA usually treats improvements that extend your home’s useful life as capital expenses. Minor office repairs, such as repainting, may qualify as current expenses.

Self employed homeowners may deduct part of eligible household costs when the office is their main business location. Eligible costs may include heat, electricity, insurance, property taxes, mortgage interest, cleaning, and maintenance. The claim must reflect the office’s size and any personal use.

Claiming capital cost allowance on the home may affect its principal residence tax treatment. Consult an accountant before claiming basement construction costs.

Is it advisable to have separate heating and cooling for basements?

When the whole house only has one thermostat, basements experience a change of atmosphere. It keeps the basement cold during winters and overheats in summer. We recommend that the basement is treated as a separate zone with its own heating and cooling for most comfort, especially if you plan to turn it into an in-law suite or rent out as a unit.

Which permits do I need to finish my basement?

Most basement finishing projects require a Residential Alteration Building Permit from the City of Kingston. It covers

work such as framing new rooms, insulation, drywall, plumbing, structural changes, and bedroom construction.

Kingston calculates the 2026 permit fee for residential alterations at $11.30 per $1,000 of construction value. The City charges a minimum permit fee of $152. For example, a basement renovation valued at $75,000 would have an estimated building permit fee of $847.50. Extra fees may apply for plumbing fixtures, revised drawings, or other approvals.

Electrical work requires a separate Electrical Safety Authority Notification of Work, often called an electrical permit. Your licensed electrical contractor usually files it and includes the cost within their quote.

If you plan to rent the basement as a separate unit, your building permit application must also meet Kingston’s Additional Residential Unit requirements. These rules cover fire separation, exits, ceiling height, ventilation, plumbing, and other safety standards.
